1. Who we are

Klassi Properties (“we”, “us”) operates this direct-booking website for our Arizona vacation rentals. Booking payments on this site are processed by our booking platform operator, Tinnery Studios LLC, as merchant of record. Questions about this policy: info@klassiproperties.com.

2. What we collect

• Booking details: your name, email, phone number, party size, stay dates, and anything you tell us (e.g. how you found us, special requests).
• Payment: handled entirely by Stripe — your card number never touches our servers. We keep the payment reference, amounts, and the record that you accepted the rental agreement (with a timestamp and IP address, kept as proof of your booking consent).
• Messages: emails and messages you exchange with us about your stay.
• Site usage: standard analytics (pages visited, device type) via Google Analytics, using cookies. No analytics data identifies you personally to us.

3. How we use it

• To take, manage, and service your reservation — including sending confirmations, check-in details, and receipts.
• To answer your questions before, during, and after your stay. We may use software, including AI-assisted tools, to help draft replies to guest messages — a human team oversees these communications.
• To meet legal obligations (tax records, fraud prevention, chargeback evidence).
• To understand how the site is used so we can improve it.
• We do not sell your personal information, and we don’t send marketing emails you haven’t asked for.

4. Who we share it with

Only service providers that make your booking work:

• Stripe — payment processing and refunds.
• OwnerRez — our property-management system, where your reservation record lives (it also powers our calendars and guest messaging).
• Guest screening & damage protection providers (e.g. Safely), where a stay includes screening or damage coverage — they may email you directly to complete verification.
• Email delivery and analytics providers (EmailJS, Google) that send our transactional email and measure site usage.

Each provider receives only what it needs and handles your data under its own privacy policy. We may also disclose information when the law requires it.

5. Cookies

We use essential cookies to make booking work (e.g. keeping your checkout session) and analytics cookies to understand site usage. Your browser can block or clear cookies at any time; the booking flow will still work with analytics cookies disabled.

6. Retention & security

We keep booking and payment records as long as needed for tax, accounting, and legal purposes, then delete or anonymize them. Data is transmitted over HTTPS and stored with access limited to the people who service your booking.

7. Your choices

You can ask us what personal information we hold about you, ask us to correct it, or ask us to delete what we aren’t legally required to keep. Email info@klassiproperties.com and we’ll respond promptly. If we materially change this policy, we’ll update the date at the top of this page.
