Rental Agreement & Cancellation Policy

1. Your booking

When you reserve a home, Klassi Properties (“we”, “us”) is the merchant of record and will charge your card the full amount shown at checkout — the nightly rate, cleaning fee, applicable Arizona lodging taxes, and a booking/service fee. The full price is always displayed before you confirm. Your reservation is confirmed once payment is authorized and you receive a confirmation email.

2. Cancellation policy

• Free cancellation within 48 hours of booking — full refund, no questions asked.
• 7+ days before check-in: full refund of all amounts paid.
• Within 7 days of check-in: the booking is non-refundable, as the dates are held for you and unlikely to re-book on short notice.
• Refunds are issued to your original payment method. If you booked a long-term/monthly stay, different terms may apply and will be noted on your confirmation.

3. Check-in & check-out

Check-in is from 4:00 PM and check-out is by 11:00 AM. Each home has self check-in via a smart-lock keypad; your door code and the full address are sent the morning of arrival.

4. House rules

• Occupancy may not exceed the maximum guest count for the home.
• No parties or events without prior written approval.
• No smoking indoors. Pets are welcome only at pet-friendly homes and must be disclosed at booking.
• Treat the home and neighborhood with care; observe quiet hours and any HOA/community rules.

5. Damage & liability

You are responsible for damage beyond normal wear caused during your stay, and for the conduct of your guests. We are not liable for personal injury, loss, or theft of personal belongings except where required by law. Amenities such as pools and hot tubs are used at your own risk.

6. General

This agreement is governed by the laws of the State of Arizona. By completing checkout you confirm you are at least 18 and agree to these terms. Questions? Email info@klassiproperties.com.
